Living in Falconhead West is a treat. A convenient location, lower property taxes, a strong sense of community, and quality construction put this community on my radar. Three outstanding home builders - Taylor Morrison, Drees Custom Homes, and Ryland Homes - built Falconhead West between 2008 and 2013. The houses have what we in real estate call "Good Bones." Yet, years have passed since their construction, and tastes have changed. Today's home buyers are looking for something turnkey, so assuming they will do the work themselves is not the best strategy if you want top dollar.
Your best strategy is to make timely improvements that will pay off when it comes time to sell. However, not all upgrades are equal. Focus on home improvements that add value when it comes time to sell. These enhancements will boost home value and help you sell your home quickly.
Our Texas Tuscan architecture and stone exteriors lend themselves to warm, rich, earthy tones. Many Falconhead West homes feature darker colors, bold accent walls, and a broad color scheme. Unfortunately, those color schemes tend to put off today's home buyers. I don't advocate painting every wall bright white, but light and neutral are always pleasing and photograph well. Doing this right before you sell is not a bad idea to ensure everything looks crisp and fresh.
Because food is so central to life, kitchens tend to be the hub of the house. Having a nice place to prepare food and gather with friends and family is important to most home buyers. Falconhead West kitchens often feature dark wood cabinetry, dark granite, earthy tile backsplashes, builder-grade appliances, and oil-rubbed bronze pulls and fixtures. Today's buyers prefer kitchens with a lighter, more modern feeling.
Don't fret; that does not mean you must tear the whole thing out and start fresh. It is possible to make improvements that won't break the bank and will transform the look and feel of your Falconhead West kitchen. The following are approachable home improvements to add value:
Light fixtures are an easy way to upgrade the look of any home. The Tuscan-inspired oil-rubbed bronze fixtures in most Falconhead West homes are now dated, and if they include an opaque glass shade, they don't give off enough light. Today's buyers love light!
Changing out key fixtures to ones in matte black or brass finish will go a long way to modernize your space. The best news is that there are so many fun, affordable options on online shopping sites like Wayfair (which now includes All Modern, Perigold, and Joss & Main options), making this an easy task. Remember that buying quality LED lightbulbs in "Soft White" is as essential as the fixture.
You will find a variety of flooring materials in Falconhead West homes. Tile, engineered wood, and carpet are common materials used in the original builds. Often, homes combine these materials with one material in the primary living spaces (entry, living room, dining room, hallways, kitchen) and carpet in the bedrooms.
Flooring trends have evolved since the building of Falconhead West, and some of the materials used during the initial build were not of the highest quality. In addition, carpet is not a top choice for most buyers. Although some homeowners take the plunge and redo everything using consistent materials, there are less intrusive options.
If you decide to keep the flooring in the primary living spaces in place, ensure that any material you add complements the existing material. Be particularly mindful of any transitions. Rather than adding more carpet, consider a solid surface instead.
Dark cabinetry with granite countertops is very common in Falconhead West bathrooms. In addition, most have framed shower doors, corner bathtubs, and heavy oil-rubbed bronze light fixtures and finishes. Choosing to renovate a bathroom fully is not a bad idea, but you could also embark on a some easier home improvements to add value.
Evidence from 2025 sales shows that improving your Falconhead Home will help you boost home value and sell your home quickly. Adding home staging (even partial) will ensure your home photographs beautifully and looks great online.
